LEED, which aims to contribute forming of green buildings, respectful to the nature and human, has been developed by U.S. Green Building Council in 1998. The expansion of LEED, which is a “Certificate System”, is “Leadership in Energy and Environment Design”, it has been translated into Turkish as “Enerji ve Çevre Dostu Tasarımda Liderlik”.
LEED is a program, based on the principles of agreement and voluntariness that are directed by the markets, provides approval with a certificate, which is given for green buildings. LEED changes the design, construction and operation forms of the buildings in a frame that varies from personal buildings and houses to neighbourhoods and communities. LEED, which has a flexible and comprehensive concept, addresses to all life cycle of a building.
Green Buildings with LEED certificate are the buildings with high efficiency, which come to the light as a result of calculation, made together with all the details, such as the location of the building, designing, construction stage, demolishment stage, maintenance, repairing and renovation, contribute positively to the human health with utilization of natural resources that protect environment and human health during the life time of a building,
LEED makes its assessments through a criteria, which has been formed in this direction and determines the degree of the certificate with the points, it gives.

The mandatory applications, which are required to be made for the purpose of preventing environmental pollution, that occurs as a result of the construction activities, fertile soil erosion and the dust within scope of LEED, have been monitored until the end of the construction works and reported. As of the location of the building; with closeness to public transport services, such as metro, metro-bus, city buses and many other facilities, that are provided to the residents in and around the building, the dropping of carbon emissions, arising from the transportation is anticipated by decreasing the utilization of number of the personal vehicles. Furthermore, the office is in an area, where social reinforcement and facilities are in a walking distance. The carbon releasing is aimed to be decreased by providing an electrical vehicle charging station service. Sufficient amount of bicycle parking, service vehicle park areas for guests and residents have been formed and decreasing of utilization of personal vehicles has been aimed by supporting alternative transportations. The rainwater is collected, refined and reused within the scope of the project in order not to impose a burden to the infrastructure.
The efficient water armatures, which are used in the building, provide water efficiency without making any sacrifice from the user comfort. The green areas, which will be formed at the project site and around the building, have been selected from natural and local plants. The irrigation water has been able to be lowered to the minimum level since it is provided from the rain water.
The devices, which give particular importance to the energy efficiency in lighting and mechanic systems, have been used in project. An efficiency increase has been planned in the heating systems on the floors with heat recovery units. Motion sensors have been used in lighting of large areas such as car park, wet areas and stairs. Indoor thermal comfort and lighting design have been provided with the automation system, aimed at both energy saving and increasing the quality of inner life. All systems, which spend energy, are controlled with automation systems in accordance with the procedures, defined by LEED and the performance criteria, aimed at both during the utilization and installation.
There are waste boxes on floor basis for separate collection of the recyclable wastes, which might occur during the utilization of the building. . The construction debris has been sent to the recycling by separating them on the construction site. Most of the materials, which have been used in construction, have been selected from local materials. This way, the carbon dioxide emission, arising from the transportation has been able to be decreased since necessary raw material, required for instruction, has been preferred from the local resources. The construction materials with high recycled content have been preferred in order to decrease the resource utilization.
The construction chemicals (such as paint, primer, paste etc.) have been preferred from amongst the ones, in which VOC (volatile organic compound) ratios comply with international limits. Furthermore, a vital designing criteria, which is required for natural ventilation of the indoors, has been integrated into the project. Benefiting from the day light at the highest level has been taken as basis in construction designing. This way, both decreasing of the energy, that is spent for lighting and benefiting of positive effect of the day light on the residents, have been targeted. The ventilation filters have been selected in F2 efficiency for the purpose of providing highest level indoor air quality. The cleaning of the air channels and the indoors’ air have been aimed by giving fresh air into the air channels on the limits, defined by LEED criteria prior to the settlement with Flush-out application. A doormat application, in the length of 3 meters, has been made at the main building entrance and car park entrances in order not to carry the dust and mud inside. Warning signs, in which “smoking isn’t allowed in minimum 8 meters distance from the air entrances” expression is written, have been placed in outdoors. The indoor comfort has been designed in all areas of the building, which are continuously utilized by the residents, in a manner, so it satisfies the requirements of ASHRAE standards.
